Project Description

Speculative Housing Development, East Sussex

Working with a London-based developer,  four speculative houses were designed on the outskirts of a village in East Sussex.

The plot was reviewed through several Pre-Application submissions with the Local Planning Authority. They are designed to maximize natural light and connection to their garden settings whilst providing good quality accommodation suitable for young families or down-sizing.  The accommodation provides 3 bedrooms at first floor with a Snug at ground floor suitable for conversion into a bedroom with a fully accessible shower room enabling single-storey living.

The houses have pitched roofs and materials in keeping with the local vernacular.  The site layout has been carefully considered to minimise impact on existing neighbours and to maintain the verdant entry into the village.

The development has been submitted for Planning Approval and is awaiting a decision.

CGI view looking into the site showing the views through to the countryside beyond
site plan showing the new driveway court with proposed houses around. The driveway is aligned with an existing driveway across the road.
Landscape plan showing 2 parking spaces to each house with good natural security, a sense of ownership, and planting to soften and be in keeping with the rural setting.
CGI showing the view into the site as driving past along Station Road. The landscaping provides considerable screening from the road and the change in levels from site to roadway is carefully managed.
Floor plans showing the 2 house types with the main living areas at the rear of the plan, with easy access out into their private gardens. The study is sized to be a good fourth bedroom to enable single-level living for occupants.
Elevation drawings showing how the houses are a suitable scale to sit with the existing properties on Station Road.
CGI view showing the lack of impact of the development on the roadway entering the village. Retention of the yew hedging and trees, and reinforcement of this with additional feature trees maintain the green 'wall' to the eastern side of the road.
